According to Halifax, house prices are up by 20% compared to 2019 even after their recent falls. But adjusted for inflation they slipped to a seven-year low in August. High mortgage rates point to a further fall in prices in both real and nominal terms. But the scale of the correction that has already taken place means the 10.5% drop in nominal prices we forecast is more likely than a 20-30% crash.
