Even as commercial property investment has collapsed, net lending to property has been stable at close to zero since the start of the year. That suggests investors are building up war chests to snap up assets once capital values stabilise. Given our expectation that values will see a further small decline this year that implies lending will remain subdued, not helped by further banking stress in the US.
