On the face of it, the rise in mortgage approvals since the turn of the year together with the latest Bank of England credit conditions survey suggests that the mortgage credit freeze is beginning to thaw. However, the rise in approvals appears to have been demand, not supply, led. There is little tangible evidence that the tightening in lending criteria is being reversed.
