The fact that the relationship between house prices and mortgage approvals has loosened over recent years does not mean that it has lost all its value. But in the absence of fresh, sharp falls in employment, higher interest rates or an end to lender forbearance over the next few years, approvals are likely to be a better guide to the direction rather than the pace of house price movements.
