French and German prospects better than derivatives prices imply

Commercial property derivatives pricing may be giving too negative a steer on the outlook for French and German capital values. Indeed, in projecting flat or falling property prices, derivatives markets seem to be not only lagging developments on the ground but also downplaying the potential for rental values to rise. In both markets, we expect the nascent recovery in capital values to continue.
