Single-family starts rose for the second consecutive month in March which adds weight to the view that starts have bottomed out. Building permits and homebuilder confidence also edged higher. But stretched affordability and a slowing economy will constrain new home demand over the remainder of the year, so we expect only a gradual recovery in starts to 950,000 annualised by end-2023.
