Relocations are another downside risk to West End office rents

Media reports suggest that high West End office rents have begun to push some tenants out of the area. To be fair, evidence that high relative rents cause widespread relocations across the capital’s office sectors is limited and the West End is very unlikely to see a mass occupier exodus. Even so, there is nothing here to alleviate the risk that rental values in this sector fall again in 2013.
