Industrial yield spreads across regions will widen further

The gap between industrial property yields in the South East and the Rest of the UK has risen to a level that is 50% higher than its long-run average. This could be a sign that yields in the South East are too low relative to yields in the Rest of the UK. But we think that the spread is justified and over the next year or two it is more likely to move higher, than to reverse.
