Do commercial property yields have further to rise?

Simple calculations suggest that the rate of future rental growth implied by prevailing property yields is too low, or, in other words, that yields themselves may already have risen far enough. But this does not account for the likelihood that other factors, e.g. the property risk premium, are currently above normal. We think they are and that the adjustment in property yields and prices is not over yet.
