Derivatives pricing highlights downside risks to capital values

Given the sharp growth in trading activity in the property futures market, conceptually its pricing data perhaps give a better guide than swaps to the near-term prospects for physical property capital values. In reality, however, futures and swaps pricing is similar and both point to a 5% decline in IPD all-property capital values next year. This supports our own, sub-consensus forecasts.
