The headline results from the De Montfort University Review of the UK Commercial Property Lending Market for 2007 have already been widely disseminated, and confirmed anecdotal reports of a sharp tightening in lending criteria. With the full report now available, however, we think it is worth elaborating on a few key issues. In particular, with maximum loan-to-value ratios having fallen and large amounts of debt reaching maturity in 2008 and 2009, there are potential problems ahead for those borrowers who do not have access to equity finance.
