The increasing divergence between the euro-zone’s core and peripheral economies are now clearly evident in the performance of commercial property markets. In contrast to the core, there is no indication yet that rental values in the periphery are beginning to recover, while investment demand is increasingly targeting core markets. In the absence of better news from the periphery the yield gap between core euro-zone markets and the rest will widen further.
