The share of mortgage applications that are approved has reached its highest since records began in 2011. With mortgage lending standards essentially unchanged, that implies borrower quality has improved. But a slowing economy will both increase lender caution and weigh on factors such as borrower credit scores, and that means closing rates are set for a modest decline over the next year or so.
