The surge in mortgage advances to an all-time high in March reflected the rise in housing transaction volumes to their highest level on record in the same month. Meanwhile, despite the extension of the stamp duty holiday on 3rd March, approvals continued to edge down. But given the strength of timelier demand indicators, we suspect approvals will soon rise again.
