The economy is set to expand over the next year or two, but only slowly, preventing a strong rebound in property rents. Even so, investor confidence is showing signs of life and we think the current upward drift in yields will start to reverse in 2013. Accordingly, capital values should soon begin to stabilise and gains could be seen later next year. We expect total returns to be 8% p.a. over 2013-16.
