With interest rates set to stay lower for longer, we think that property yields will decline further in 2020. The exception is retail where, outside of Emerging Europe, yields are expected to rise in response to the bleak rental outlook. Nonetheless, even in markets where yield declines are extended, the weak economic backdrop is expected to weigh on occupier demand, causing rental and capital value growth to slow.
