Are we overestimating the scope for office yield compression?

Calculating implied yield expectations from RICS commercial property survey results suggests that respondents believe yields are close to their troughs in most office markets. Yet given that the spreads of office yields over bonds are close to record highs, and that the ECB’s QE programme is set to keep bond yields lower for longer, we suspect that office yields have some way further to fall.
