Single-family rental yields have been declining in most states over the past six years, with strong house price gains in the West leading to relatively large yield drops there. With interest rates on the rise, that may put house prices in states where yields look unusually low under pressure. But, for now, we expect most of the adjustment will come via strong rental growth and a lower risk premium.
